Power of attorney validity in the UAE: how long one lasts
There is no statutory validity period for a power of attorney in the UAE. A document ends when the work is done, when a term written into it expires, or on the death or loss of legal capacity of either party.

Power of attorney validity in the UAE
No UAE law fixes how long a power of attorney lasts, so the answer is whatever term the document itself sets, and many documents set none. What ends it instead is Article 897 of Federal Decree-Law 25/2025: the work being finished, a stated term expiring, or the death or loss of legal capacity of the principal or the agent.

Agency law sits in the Civil Transactions Law, Federal Decree-Law 25/2025, which repealed the 1985 Civil Code and came into force on 1 June 2026. Agency runs from Article 866 to Article 903, and extinction is Article 897. The article lists four cases. Two of them turn on the document and the job it names, and the other two turn on death or loss of legal capacity, on either side. The first two read as follows.

An agency shall be extinguished in the following cases: 1. Completion of the work entrusted to the agent. 2. Expiry of the term specified for the agency.
Why there is no fixed expiry date
The market repeats a fixed number of years as though it were law. It is not. We read the full official English text of the Civil Transactions Law and found no provision putting a general time limit on an agency. Article 897 speaks of the term specified for the agency, which means the term is whatever the document says, and a great many documents say nothing at all.
So the age of a power of attorney tells you very little on its own. One signed years ago, with no term in it, for work still unfinished, can remain in force. One signed weeks ago can already be dead, because the job it named is complete, because the term it set has run out, or because the principal or the agent has died or lost legal capacity.
What actually brings one to an end
Four of these come straight from Article 897. The other two sit beside it in the same chapter of the same law, and they end an agency just as completely.

- A term written into the document expires
- The principal dies or loses legal capacity
- The agent dies or loses legal capacity
- The principal revokes the authority under Article 898
- A sub-agency falls with the principal agency under Article 903(2)
A term inside the document, or no term at all
Every power of attorney in the UAE is one of these two. Which one yours is decides whether the calendar matters to it.
Term written in
A power of attorney with an end date
Article 897 ends the agency when the term specified for it expires. The date is yours to set when the document is drafted, and once it passes the authority stops.
No term written in
A power of attorney with no end date
Nothing expires it by the calendar. It runs until the work is complete, until the principal revokes it, or until death or loss of legal capacity intervenes.
Receiving bodies apply their own rules
A power of attorney can be alive in law and still be refused at a counter. Validity and acceptance are two separate tests, and a document has to pass both.
The Dubai Land Department and property files
Legal commentary reports a 2025 Land Department circular tightening how recently a power of attorney must have been issued before it is accepted in a property dealing. We have not read that circular on an official page, so treat the reported limit as commentary and check the current requirement before relying on an older document.
Banks and registries
A bank or a registry applies its own policy to the document in front of it. That policy is not the law, and it can be stricter than the law. Ask the department that will receive the power of attorney what it wants, before you book anything.
Courts and litigation
Article 870 requires a special agency, naming the type of act, for anything beyond management and preservation, and it names pleading before the court among them. A live document that does not say so still will not carry your agent into a courtroom.
A document issued outside the UAE
Age is not the only question for a foreign document. It runs through the foreign ministry of the issuing country, then the UAE embassy or consulate there, then MOFAIC here. The UAE is not a party to the Apostille Convention, so an apostille does not replace that chain.
How to check whether yours is still live
Four checks, in this order. The first three you can make from the document itself, and the fourth is the one that decides whether it will actually be accepted.

Read the document for a term
Start at the text, not at the signature date. Look for an end date, a period of months or years, or a single named transaction. If a term is there, Article 897 ends the agency when it expires. If there is no term, nothing in the law supplies one, and the document keeps running until something else on the list ends it.

Check whether the work is already done
Article 897 extinguishes an agency on completion of the work entrusted to the agent. A power of attorney written for one sale, one case or one registration is spent once that job closes, however recent the signature is. Read what the document was actually granted for, rather than what you now want it to cover.

Confirm both parties are alive and capable
The agency ends on the death of the principal or their loss of legal capacity, and equally on the death of the agent or their loss of capacity. This is the check that gets missed after a death abroad, because the paper is still in the drawer, still stamped, and still looks perfectly valid.

Ask the receiving body what it will accept
Legal validity and practical acceptance are separate tests. Before you travel or book an appointment, ask the bank, registry or authority that will receive the document whether it will take it as it stands. The Ministry of Justice operates the E-Notary System, which carries a verification page alongside its submission page.

Checking validity is a document job before it is a legal one. These are the three files worth assembling before you ask anyone for an answer, because without them the answer is guesswork.

- Attestation by the UAE embassy or consulate in that country
- MOFAIC attestation, published at AED 150 for an individual affairs document

What to stop believing, and what to check instead
The first list is what the market repeats. The second is what the current law, and the document in front of you, will actually support.

How long is a power of attorney valid in the UAE?

Is a Dubai power of attorney valid for a fixed number of years?

That is one authority and one class of transaction, an acceptance rule rather than a validity period, and it does not reach every power of attorney in the UAE.
Can a power of attorney still be valid after ten years?
Yes, if nothing has ended it. Where the document sets no term and the work it covers is unfinished, age alone does not extinguish it under Article 897. Acceptance is the separate question. The bank, registry or authority receiving the document may apply a recency policy of its own that is stricter than the law.
Does a power of attorney end when the principal dies?
Yes. Article 897 extinguishes an agency on the death of the principal or their loss of legal capacity, and equally on the death of the agent or their loss of capacity. The paper stays in the drawer and looks unchanged, which is why a death abroad goes unnoticed by everyone still holding a copy.
How can I check whether a power of attorney is still valid in Dubai?
Start with the document. Look for a term, identify the transaction it names, and confirm both parties are alive and capable. Then ask the body that will receive it. Does a general power of attorney last longer than a special one?
Duration is not the difference between them. Article 869 allows an agency to be general, special, conditional or deferred to a future time, and Article 897 ends all four the same way. What separates them is scope. Article 871 limits a document drafted in general terms to acts of management only.
Can I renew a power of attorney that has already expired?
An extinguished agency does not restart. Once the term has run, the work is complete, or a party has died or lost capacity, the document is spent, and a fresh one has to be drafted, translated into Arabic and signed before a notary public. We prepare the file and attend with you. The notarisation is carried out before a notary public.
What does a replacement power of attorney cost?
The federal notary fee table sets AED 100 per party for executing or notarising a general or special power of attorney, and AED 50 for each page of a translation included in the instrument. Through a private notary it is AED 130 per party, the same fee plus thirty percent. Dubai Courts sits outside that federal schedule under Dubai Law 4/2013 and publishes its own fees.
