The catch most people miss is the wording. A power of attorney written in general terms gives your relative only acts of management. Selling, mortgaging or pleading in court needs a special power of attorney that names the act.
What a family power of attorney is for
A family power of attorney is an ordinary power of attorney where the agent is your spouse, parent, child, brother or sister. The law does not treat it differently because of the family tie. It is the same document, with the same rules on wording and ratification.
People use it for tasks like these:
- collecting or signing documents while you are away
- dealing with a bank or a government office
- a vehicle POA for registering, renewing or selling a car
- a limited power of attorney for real estate
- representing you in a property dispute
General or special: pick the right one
Under Federal Decree-Law No. 25 of 2025, an agency may be general, special, conditional, or deferred to a future time (Article 869). An agency written in general terms gives only acts of management (Article 871). Any act that is not management and preservation needs a special agency that names the act (Article 870). This includes sale, mortgage, settlement and pleading before the court.
In practice, the question is simple: what exactly must your relative sign? If the answer is a sale or a court filing, the document must say so by name.
Notarize real estate POA Dubai: special power of attorney
To notarize real estate POA Dubai, the document has to identify the property and the act. Name the sale, the mortgage or the transfer, and describe the unit so the receiving office can match it. A vague “deal with my property” is the usual reason a file is turned back.
Legal commentary on Dubai Land Department Circular No. 29/R/2025 (July 2025) reports that the DLD accepts a power of attorney for a property transaction only within a set period after it was issued, reported as two years. The Land Department decides what it accepts, so ask us before you sign an older document for a new transaction.
Who must attend
You, as the principal, sign before the notary public. Your agent does not have to be present to receive the authority, but the receiving body may ask the agent for ID later. Ratification is carried out before a notary public, who checks your ID, reads the document out and ratifies it.
The notary checks identity from an ID card, passport or other official State document. If you are abroad, the Ministry of Justice runs a remote route, and our page on online power of attorney notarisation explains it.

Official fees for POA notarization
Government fees are shown apart from our charge. Our own charge is quoted on enquiry, before any work starts.
| Item | Amount | Source |
|---|---|---|
| Notarising a general or special POA, federal schedule | AED 100 per party | Cabinet Resolution No. 19 of 2024 |
| Same POA through a private notary on the federal schedule (up to 30% added) | AED 130 per party | Cabinet Resolution No. 19 of 2024 |
| Notarising a translation in the instrument | AED 50 per page | Cabinet Resolution No. 19 of 2024 |
| MOFAIC attestation, personal documents | AED 150 | MOFAIC |
| MOFAIC attestation, commercial documents | AED 2,000 | MOFAIC |
These are federal figures. Dubai has its own notary law, Dubai Law No. 4 of 2013, so the Dubai Courts fee can differ. We confirm the amount with the office that ratifies your document before you pay. A general or commercial POA is on the MOFAIC commercial list.
The wording that gets it accepted
- It names the agent, and the principal, exactly as in their passports.
- It names the act in plain words, such as “sell”, “register” or “renew”.
- It names the property, vehicle or account.
- It states the term, because there is no general legal validity period for a power of attorney. The term is whatever the document says.
- It has an Arabic version signed with the translation, as Dubai Law No. 4 of 2013 requires for a foreign-language document.
Our drafting practice is to follow what the RTA, banks and the Land Department usually ask. The body that receives the document decides whether to accept it.
What gets a power of attorney rejected
- blank fields or a signature made before the appointment
- general wording used for a sale or a court act
- a name spelt differently from the passport
- a foreign document without its attestation chain
Cancelling a family power of attorney
A power of attorney ends when the work is done, when its term expires, or on the death or loss of capacity of the principal or the agent (Article 897). You can also revoke it. Revoking at an inappropriate time or without acceptable justification may mean compensating the agent (Article 899). Revoking a principal agency also revokes every sub-agency (Article 903). We prepare the formal notice for you. Dubai Land Department lists revocation of a power of attorney as a free service for property matters.
Using the document from or for abroad
A document ratified here is attested by MOFAIC, and the receiving country decides what else it needs. The UAE is not a party to the Hague Apostille Convention, so an apostille alone does not work for this route. If you are signing abroad instead, read how to notarise a UAE power of attorney from abroad.

Frequently asked questions
How to make POA in Dubai?
Decide the task and the agent, then have the document drafted in Arabic and English and signed before a notary public. We do the drafting and attend the appointment with you. Government fees are paid separately from our charge.
How to get POA in Dubai for a family member?
To notarize family POA Dubai offices accept, name your relative as agent and list each act the person may do. Bring your ID and the details of the property, car or account. Ask us what the receiving office needs before the appointment.
Does a witness count as notarization?
No. Witnessing a signature and ratification are different steps, and ratification is carried out before a notary public. Our page on witnessing a power of attorney sets out the limits.
Can a family POA be used for a court case?
Pleading before the court needs a special agency that names the act (Article 870). Say so in the wording and name the case or the type of case.
Can I give my family member a POA for my inheritance matters?
Yes, but the wording is different. See inheritance power of attorney in the UAE.
